Please extend my heartfelt thanks to Cheryl and Annette and the rest of your group for their attention, understanding, and the equestrian orientation that enabled you to fund our construction loan to complete the FEI standard dressage arenas, the USEA approved Derby Course and the attendant water complex, banks and permanent pastures for the horses and riders in training. It was a concept that several of the standard institutional lenders simply did not understand. With the unique background in equestrian endeavors that you, personally, and your staff bring to the table, the project was completed, funds released, and subcontractors paid in a timely manner. As a result, we hosted our first clinic last weekend, and now all property expenses will be met on a monthly basis simply from services under contract within 72 hours of our first event, and before you paid the balance of the construction costs!. We knew we had a winning strategy - you made it happen for us. Thank you, so much!

Since I have gotten back to Spain I have been very busy with the family, my mother has been having some problems with her health, now she is doing much better and that is why I have not had a chance to write to you and to thank you.

As you know, you arranged two loans for my partner and me in September and 
October 1989. I am sending you this letter to thank you for what I consider to have been exceptional service. We came to you after having spent considerable time with a series of mortgage brokers who had promised us financing but never performed. The first loan was required to close an escrow for land that was critical to a twenty six-unit apartment project. I spoke to you as a stranger by telephone on Thursday. I met with you on Monday and we had our money and escrow closed on Wednesday. That was the schedule you set when we fist spoke. I really didn’t believe it could happen, but it did. Your column is a gold mine of information for home sellers and buyers. 

When buying a used car you look at the mileage and can’t expect to be buying a new car with nothing wrong with it. 

The same thing applies to an older home. You have to be stupid if you think the seller can guarantee that nothing will be wrong with it.

Recently, my partner and I were presented with the opportunity to purchase a lender’s interest in a non-performing loan secured by an apartment building. After several meetings with our conventional lenders, it became quite clear that our financing options would be limited by the complexities involved in such a note purchase transaction. 

Fortunately, we were referred to a private lending company known as VIP Trust Deed Company in nearby Glendale, California. After explaining the details of this purchase to Peter Rosenthal, President of VIP, he responded with a confident “no need to worry!” Within twenty minutes, 
Mr. Rosenthal had not only created an agreement that outlined the manner in which the transaction would be consummated, but he had personally contracted the seller of the note to introduce himself and guarantee our rapid closing. 

From that experience we learned that most lenders are not as sophisticated as they would like one to believe. We have been fortunate to continue our relationship with Mr. Rosenthal closing several similar note purchases. Again and again Mr. Rosenthal proves himself to be a true master of the real estate transaction.
